Urbania项目是指位于蒙特雷市中心的一个城市建筑翻修工程,其目的旨在对这栋建筑进行翻修,而“蒙特雷―纽约生活”保险公司的总部就曾位于这栋建筑中。

该建筑始建于上世纪50年代,经过时代变迁,这座建筑现已被改用于一个住房出租项目,共有130套房间,每套房约500平方英尺到1650平方英尺不等。

设计师对这栋建筑的室内和屋顶都进行了较大程度的改造,在原来15层楼的基础结构上新增了四层轻型结构的楼层,名副其实地给这栋建筑戴上了一顶新的皇冠。

建筑的第一层和第二层保持其原有商业用途。鉴于这座建筑在建筑学价值上堪称二十世纪中期现代建筑的典范,设计师对于建筑的其余结构和原有的砖立面都进行了细致的修复。

在室内设计方面,该建筑的原有设计风格大部分保留了下来,房间的天花板仍保存着上世纪50年代的水泥顶板。除了商业区和住宅区之外,该建筑还增设了诸如社区休闲区以及位于十六楼的露台和健身中心等便利设施。

作为这座城市第一个拥有真正loft结构的项目(作为翻修建筑中的新居住空间),Urbania项目向世人例证了这样一种发展趋势,蒙特雷市的社区也正在不断扩大和密集化。

Urbania is an urban recycling project located in downtown Monterrey. The task was to work with a building that used to house the old headquarters of the “Monterrey-New York Life” insurance company.

Originally built in the late fifties, this building was converted into a rental residential project, with 130 units, ranging from 500 sq.ft. to 1,650 sq-ft.

The building was deeply transformed both in its interior as well as on its rooftop, where four new light structure floors were added over the existing 15 stories, providing a new crowning to the building.

Levels 1 and 2 kept their commercial use. The rest of the structure and the original brick facades went over a careful restoration due to the building’s architectural value as a fine example of mid-twentieth century modern architecture.

In the interiors, the character of the building was partially maintained by leaving all of the ceilings with the original 50 year old exposed concrete. In addition to the apartments and commerce, the building contains certain amenities such as the social lounge and terrace of the 16th floor, as well as a fitness center on the same level.

As the first project in the city with true lofts (as new housing spaces inside recycled buildings) Urbania exemplifies the direction that growth and densification should take for Monterrey’s community.

Urbania will bring life back to a largely neglected zone that had slowly been abandoned by former downtown residents, besides being a project that bets on public transportation, since it is located in a pedestrian area close to restaurants, shops, cafes, as well as to bus and subway stations.
